Door handles and cabinet knobs are among the first things to show wear in any Singapore apartment. Salt-laden air in coastal estates, daily humidity fluctuations and simple mechanical fatigue mean that handles on bedroom and bathroom doors often become loose or corroded within seven to ten years. Replacing them is a 20-minute task that requires no specialist knowledge.
Understanding Lock Types in Singapore HDB Doors
Standard HDB flats use two types of lock mechanisms, and knowing which one is installed determines the replacement hardware you need to buy.
Cylindrical Lock Sets
These are the round-knob or lever-handle sets where the locking mechanism is contained within the handle itself. The door has a single circular hole, typically 54 mm in diameter, bored through its face. Most bedroom doors in flats built between 1990 and 2015 use this type. Common brands available at local stores include Yale, Dorset and Hafele.
Mortise Lock Sets
Main doors and some bathroom doors use mortise locks — a rectangular lock body is housed inside a pocket cut into the edge of the door. The face plate is secured with two screws, and the handle is mounted separately. These are more complex to replace but also more durable. Samsung digital locks and Gateman units, popular in newer BTOs, mount onto the same mortise pocket.
Measuring Before You Buy
Three measurements determine compatibility:
- Backset: The distance from the edge of the door to the centre of the handle hole. In Singapore, this is almost always 60 mm or 70 mm. Measure carefully — using a 70 mm handle on a 60 mm backset means the latch will not align with the strike plate.
- Door thickness: Standard HDB doors are 35 mm to 40 mm thick. Some newer BTO units use 44 mm doors. Most lever sets adjust between 35 mm and 45 mm, but check the product specifications.
- Hole diameter: For cylindrical lock sets, the cross-bore hole is typically 54 mm. The edge bore (for the latch assembly) is 25 mm.
Removing the Old Hardware
For Cylindrical Locks
Look for a small slot or pinhole on the neck of the handle. Insert a flat screwdriver or the pin tool included with most replacement sets, press the spring catch inward, and pull the handle off. Remove the two screws on the mounting plate, then pull the latch assembly from the edge bore.
For Mortise Locks
Remove the handle by unscrewing the set screw on the neck (usually an Allen key head). Then unscrew the face plate on the door edge — typically two Phillips-head screws. Slide the lock body out of the mortise pocket. The lock body in older HDB flats may require gentle tapping with a rubber mallet if paint has sealed the edges.
Installing New Hardware
Reverse the removal process with the new unit. Key considerations:
- Ensure the latch bolt bevels toward the closing direction. If the bevel faces the wrong way, the door will not latch properly. Most latch assemblies are reversible — consult the instructions included in the box.
- Tighten mounting screws firmly but not excessively. Over-tightening on thin HDB doors can strip the screw holes. If the holes are already stripped, pack them with wooden toothpicks dipped in PVA glue, let dry for two hours, then re-drive the screws.
- Test the handle operation before fully tightening all screws. The lever should spring back to horizontal when released. If it sticks, loosen the mounting screws slightly — the plates may be compressing the mechanism.
Cabinet Hardware
Kitchen cabinet doors in HDB flats typically have 96 mm or 128 mm centre-to-centre (C-C) hole spacing for handles, or a single 35 mm hole for knobs. To find the C-C measurement, measure between the centres of the two existing screw holes.
Stainless steel handles resist corrosion better than zinc alloy in Singapore's humidity. IKEA Tampines and IKEA Alexandra stock standardised cabinet handles and knobs with metric bolt patterns.
